Breakthrough Properties began construction in August of 2022 on the One Canal life sciences center in Cambridge, Mass. Designed to accommodate either a single tenant or multiple companies, the project involves the renovation of an existing structure to provide 105,000 sf of best-in-class biomedical research space. Occupants will enjoy private outdoor meeting venues, integrated retail amenities, and a fitness center. A lounge on the ground floor of the four-story building will promote informal interaction and knowledge exchange to accelerate the discovery of life-changing therapies and medical technologies. Strategically sited near the Cambridge Crossing innovation hub, One Canal is linked by the First Street corridor to the vibrant Kendall Square ecosystem. Targeting LEED Gold, WELL, and Fitwel certifications, the highly sustainable facility will benefit from adjacent parking, excellent transit connections, and access to a waterfront park with walking trails.
Breakthrough Properties is a joint venture between global real estate owner and developer Tishman Speyer and biotechnology investment firm Bellco Capital.
