Conscience Bay Company Plans Boulder Life Sciences Facility

Conscience Bay Company is planning to construct the Ridgeway Science & Technology facility in Boulder, Colo. Designed by Stantec to foster discovery and innovation, the two-story, 112,423-sf development will offer flexible lab and office environments complemented by collaboration spaces, outdoor terraces, shower and locker rooms, secure bike storage, and a café with a fire pit. The high-performance structure will integrate robust mechanical and electrical systems to meet the demands of next-generation research programs. Targeting both LEED and WELL certification, the net-zero-capable building will be accompanied by a rain and pollinator garden where occupants can enjoy access to nature throughout the day. With easy access to public transit and an extensive network of bike trails, the 5.17-acre site will include a permeable, tree-lined parking lot covered by a photovoltaic canopy. 

The project team includes developer Prime West, general contractor Swinerton, MEP engineer IMEG Corp., structural engineer Martin/Martin, civil engineer JVA, and acoustical and audiovisual engineer Shen Milsom & Wilke. Construction will begin in the third quarter of 2024 with completion expected in mid-2026.
