Silverstein Properties & Cantor Fitzgerald are partnering with University Place Associates to create a biomedical innovation center in Philadelphia. Providing leading-edge lab and office facilities, 3.0 University Place is pre-certified as LEED Platinum v4 BD+C for core and shell, and will also target WELL Core v2 Platinum certification. The eight-story, 250,000-sf structure will enable scientists, academic investigators, and industry partners to explore research synergies and accelerate the discovery of new therapies, treatments, and vaccines. 

Designed by The Sheward Partnership as a flagship for social and environmental responsibility, the biophilic building will feature a chilled beam heating and cooling system, LED lighting fixtures, electrochromic glazing, photovoltaic arrays, and a green roof. Offering 30,000-sf floor plates with slab-to-slab heights of 15 to 18 feet, the collaborative facility will include an incubation co-working floor operated by Ben Franklin Technology Partners, as well as a dedicated floor of 'growth pods' ranging from 3,000 to 10,000 sf. The project team includes MEP/FP engineer Bruce E. Brooks & Associates, structural engineer Macintosh Engineering, civil engineer NTM Engineering, and landscape architect Roofmeadow. Construction manager Dale Corporation will break ground on the development in early 2021. Occupancy is expected in late 2022.
