Brandywine Realty Completes Construction on Philadelphia Innovation Center

Brandywine Realty Trust has completed construction on 3151 Market Street, a dynamic innovation facility in the heart of Philadelphia’s life sciences cluster. Designed by Gensler, the 472,000-sf tower offers purpose-built offices and customizable laboratories with options for chemical and biological use, GMP production, and vivarium operations. Collaboration and knowledge exchange are enhanced by an advanced conference center and a café, complemented by private terraces and green spaces to amplify employee productivity. Representing an investment of approximately $317 million, the 14-story development is envisioned as a gateway from University City to Brandywine’s Schuylkill Yards. 

Supported by robust building systems, the sustainable structure provides 34,200-sf floorplates and is targeting both LEED Platinum and WELL certifications. Photodynamic glazing on the façade reduces passive energy consumption by minimizing the demand for mechanical cooling, and reliance on domestic water is decreased by rainwater collection and reuse technologies. Tenant floors are served by a dedicated outdoor air system with a high-performance lab energy recovery loop. The core and shell building was strategically designed to enable flexibility and future growth.

Acting as MEP Engineer, Buro Happold also provided energy and sustainability services in association with enviEnergy Studio. Architectural Engineers, now part of IMEG, supplied plumbing and fire protection engineering expertise. InTech Construction was the general contractor. The project team also included LERA Consulting Structural Engineers, Pennoni, SWA, New Hudson Façades, and The Lighting Practice.
