Eli Lilly and Company opened the $700 million Lilly Seaport Innovation Center (LSC) in Boston in August of 2024. Developed by Alexandria Real Estate Equities and National Development, the 346,000-rsf facility offers Class A research environments for biomedical discovery. The 12-story structure also houses the first Lilly Gateway Labs on the East Coast to enable biotech start-ups to collaborate with Lilly scientists. A circular conference venue called the Brain Room promotes knowledge exchange among investigators and innovation partners, accelerating the creation of novel therapies and medicines.
Designed by Elkus Manfredi Architects, the sustainable facility incorporates geothermal technologies, advanced mechanical systems, a high-performance envelope, and a photovoltaic array. A resilient design proactively addresses climate risk by elevating site grades and landscape elements above projected future flood levels. Connecting occupants and visitors to an expansive waterfront experience, the biophilic building features green terraces with flexible work zones, as well as a dynamic rooftop deck. The ground floor houses numerous dining and retail venues, a lounge, and a community touchdown area.
The project team included BR+A Consulting Engineers as electrical engineer and McNamara Salvia as structural engineer. John Moriarity & Associates began construction in 2021 on the development, which is slated to achieve LEED Gold Core & Shell, Fitwel, WELL, and WiredScore Platinum certifications.
