Pfizer has signed a 15-year lease for 230,000 sf of Class A research space in San Diego to accommodate its growing oncology division. The global pharmaceutical manufacturer will occupy two of the three buildings that are currently under construction at Breakthrough Properties' Torrey View campus. Leading-edge wet labs will advance the creation of novel therapies, accompanied by flexible offices and collaboration spaces.
Designed by Flad Architects, the 520,000-sf development will feature a 25,000-sf amenity hub with a 400-person conference venue, multiple dining options, and sophisticated fitness facilities. An expansive terrace landscaped with drought-resistant plants will cover a parking structure built partially below grade. Now fully leased, the sustainable complex is being delivered by Clark Construction with JLL acting as leasing agent. Breakthrough Properties, a joint venture of developer Tishman Speyer and Bellco Capital, acquired the 10-acre site for $34.5 million in 2020. An occupancy date has yet to be determined.
