Kadans Plans Cambridge Research Facility

Kadans Science Partner is planning to construct a 139,000-sf research facility in Cambridge in the United Kingdom. Featuring a modular layout that can accommodate multiple tenants or a single entity, Merlin Place will provide best-in-class lab environments for the creation of new therapies, medical devices, and digital healthcare solutions. A flexible structural grid with adaptable floor heights will support a range of configurations, with vibration-mitigated suites available for sensitive instrumentation. Serviced by robust mechanical and electrical infrastructure, the six-story center will include offices, meeting rooms, and shared communal spaces. A public café with outdoor seating areas will promote interaction among occupants and with the extended Cambridge North innovation community.

Targeting BREEAM Excellent certification, the sustainably designed development will incorporate a green roof, photovoltaic arrays, a grey water recycling system, and south-facing balconies. An internal hub for bicycle storage and maintenance will promote active travel to the building, which will also offer showering and changing facilities.

HOK is providing architectural, interior design, and lab planning services with Hoare Lea as mechanical and electrical engineer, AKT II as structural engineer, and CB3 as cost consultant. PSK is acting as project manager with completion expected in mid-2026.
