Leggat McCall Properties and DLJ Real Estate Capital Partners opened a 370,000-rsf life sciences building at Boynton Yards in Somerville in November of 2024. Strategically sited less than a mile from Kendall Square, 808 Windsor was designed by ARC/Architectural Resources Cambridge as a catalyst for biomedical and pharmaceutical innovation. JLL Capital Markets arranged $246 million in construction financing for the project with capital partner Deutsche Finance America.
The purpose-built facility offers state-of-the-art lab and office environments ranging from 9,000 rsf to 19,000 sf. Flexible 38,500-sf floor plates can allow for unique configurations, with a live load capacity of 100 pounds per sf. Mechanical penthouse floor slabs can absorb a live load of 150 pounds per sf. Featuring multiple collaboration spaces, a conference room, and an outdoor terrace, the structure includes a fitness center, bike storage areas, and ground-floor retail amenities.
Shawmut Design and Construction was the general contractor for the highly sustainable facility, which has attained LEED Platinum certification. Direct access to the new MBTA Green Line provides sustainable transit options, augmented by below-grade parking for approximately 250 cars. 808 Windsor opens onto a new half-acre park that enhances connectivity to 101 South Street, a lab building that was completed in the first phase of the Boynton Yards urban regeneration project.
