Breakthrough Properties Builds Philadelphia Research Center

Breakthrough Properties is constructing a 225,000-sf life sciences facility in Philadelphia. Designed by KieranTimberlake, the nine-story building will offer best-in-class research environments for biomedical and pharmaceutical tenants. The purpose-built structure will feature open floorplates with highly flexible lab zones that can accommodate a wide range of programs. Hunter Roberts is serving as construction manager for the nine-story development, which will include collaboration spaces, elevated terraces, a fitness center, and a café and lounge.

Strategically sited near the vibrant University City innovation district, the sustainably designed project will benefit from excellent transit connections and is expected to achieve LEED Gold certification. A terracotta façade reclaimed from an existing building on the site will be reinstalled to maintain an authentic streetscape that blends the old with the new. D2 Capital Advisors arranged $130 million in construction financing for the facility, with Cushman & Wakefield acting as exclusive leasing agent. Construction began in May of 2023 and completion is anticipated by early 2025.
