The Medical University of South Carolina broke ground in December of 2023 on a $50 million facility for the College of Health Professions in Charleston. Designed by Clark Nexsen and SMHa, the 90,000-sf project will offer leading-edge environments for teaching, research, collaboration, and innovation. The Department of Rehabilitation Sciences and the Center for Rehabilitation Research in Neurological Conditions will be located in the building, which will accommodate programs in physical therapy, occupational therapy, and speech-language pathology.

Featuring progressive learning venues that integrate academic instruction with lab-based training, the six-story structure will also provide multipurpose classrooms, conference rooms, faculty and staff offices, and support spaces. In the Human Abilities Lab, a simulated apartment will equip students to address patient challenges in residential settings. The Clinical Research Center for Restoration of Neural-Based Function in the Real World (RENEW) will occupy the top two floors.

Illuminated by natural light, the highly resilient development is sited three feet above an existing floodplain and will incorporate numerous hurricane mitigation strategies, with a rooftop penthouse protecting mechanical and electrical equipment. The project is being delivered by Thompson Turner Construction and Rodgers Builders with completion expected in fall of 2025.
