Thor Equities opened a 350,000-sf research facility in Jersey City in October of 2022. Designed by SGA, the adaptive reuse project transformed a former toothpaste factory into a vibrant R&D center offering leasable lab and office environments. Featuring a selection of suites with infrastructure, casework, and equipment already installed, the eight-story structure integrates flexible floor plates, multiple utility grids, an onsite life safety generator, and 125 underground parking spaces. Mechanical areas leverage a modular configuration to accommodate tenant requirements and allow for future expansion, while an enlarged core ensures ample shaft space for entirely new services distributed from the rooftop penthouse. A high-speed service elevator connects individual labs to an enclosed loading bay.
Acquired by Thor in March of 2020 for $94 million, the historic building had previously been renovated to provide Class A office space. RWJ Barnabas Health, in association with Jersey City Medical Center, recently agreed to a long-term lease of 11,235 sf of ground-floor retail space with a dedicated entrance. JLL is the exclusive leasing agent for the facility.
