Leggat McCall Properties and DLJ Real Estate Capital Partners are planning to construct a 353,000-sf life sciences facility in Somerville, Mass. Offering 346,000 sf of leading-edge lab space for biomedical and pharmaceutical tenants, the 11-story structure will include 7,000 sf of retail space and below-grade parking for 242 cars. Strategically sited less than a mile from Kendall Square, 808 Windsor will also benefit from direct access to a new MBTA Green Line subway station. JLL Capital Markets has arranged $246 million in construction financing for the project, which is being created in partnership with Deutsche Finance America. ARC/Architectural Resources Cambridge is the design architect with Shawmut Design and Construction as general contractor.
The state-of-the-art research facility is part of the developers' 1.35 million-sf master plan for Boynton Yards, a vibrant mixed-use district that will include a total of three Class A lab and office properties, 350 modern apartments, and abundant public green areas. The first lab building on the site, located at 101 South Street, is already fully leased.
