Bruntwood SciTech opened Citylabs 4.0 in March of 2025 in Manchester in the United Kingdom. Created in partnership with Manchester University NHS Foundation Trust (MFT), the £42 million ($55.3 million) facility promises to catalyze breakthroughs in precision medicine, healthcare, and the life sciences. The development’s strategic colocation with MFT in the city’s biomedical cluster enables direct access to joint clinical trials, diagnostic collaborations, and advanced resources to accelerate the discovery and implementation of healthcare innovations. Spanning 125,000 sf, the seven-story structure accommodates a mix of high-specification office and laboratory space, including CL1 and CL2 biology and chemistry labs, and customizable environments suitable for biotechnology, diagnostics, genomics, medtech, AI, and digital health.
Designed by Sheppard Robson to achieve BREEAM Excellent certification, the sustainable facility achieved an EPC A rating, as well as net-zero carbon for construction and operation of shared spaces. The cladding system is composed of 75 percent recycled aluminum to further reduce the carbon footprint. A 2,239-sf photovoltaic array generates renewable energy for the all-electric structure. Specialized elements support the unique requirements of life science businesses, including enhanced cooling systems, increased floor loading, and a large platform lift. Collaboration is fostered by communal breakout environments and access to wider campus amenities, such a 150-person event area, meeting venues, and a café.
GMI Construction Group was the general contractor for the project, which represents the latest phase of the Citylabs health innovation campus. Arup was the structural engineer and Hilson Moran was the building services engineer. Deloitte acted as planning consultant, with Gardiner & Theobald serving as cost consultant. CBRE arranged financing for the development through the North West Evergreen Fund, and Layer.studio was the landscape architect. Construction began in September of 2023.
