4Front Ventures is planning a 558,000-sf expansion of its cannabis cultivation center in Elk Grove, Ill. Supporting the production of 4Front's branded flower, edibles, tinctures, and concentrates, the campus will be the largest cannabis operation in the state of Illinois to date. Representing an investment of $45 million, the first 258,000-sf phase of construction will include 65,000-sf of flowering canopy space and a 70,000-sf manufacturing facility. Construction will begin in 2022 with operations commencing by the end of the year. An affiliate of Innovative Industrial Properties is assisting in the development of the site, which was purchased for $6.5 million. 4Front has entered a 20-year leaseback agreement with the option of two five-year extensions. Subsequent expansion phases will offer an additional 300,000 sf of space for growth, processing, and manufacturing.
4Front's innovative operational practices result in cultivation yields of between 370 grams and 500 grams per square foot in their existing facilities in Massachusetts, Washington, California, and Illinois.
